Wilmington NC Real Estate - Photography Tips

Improve how your home looks with these helpful real estate picture tips.

Before taking pictures of your home, be sure to be prepared by doing the following:

Cut the grass and clean up yard (optional-adding mulch/flowers)

Move BBQ grill, trash cans, and hoses into garage or shed

Move cars/trailers/boats from driveway and yard.  Make sure they cannot be seen through the first floor windows of the house.   

To make your room look larger, remove large ottomans and footstools

Clean and uncover any pools/spas

Straighten out deck/patio furniture, open patio umbrellas

Turn on all lamps, overhead lights, under cabinet lights, over sink lights, range hood lights - replace missing or burned out bulbs

Turn on outdoor porch lights - front and back

Lower all blinds and put the slats on the horizontal.    Make sure all blinds look consistent from the front of the house.     

Put all trash cans (including bathroom trash cans) in closets or the garage.   

Turn off TV and hide all remote controls

Turn off ceiling fans

Remove fans/dehumidifiers/air freshener (these could give viewer wrong impression)

Move cords out of sight (computer, extension, lamps, etc.)

Clear  home of clutter (put stuff in closets, since we normally don’t shoot closets)

Clean up/Remove any toys, puzzles, etc.

Remove small appliances and clutter from counter tops, remove dishes from sink

Remove magnets, stickers, and other items off top and sides of refrigerator

Remove personal items, toiletries, and soap, shampoo, etc. out of bath/shower/counter top

Close toilet lids.   Remove lid covers, bathroom magazines, toilet brushes, plungers, etc. 

Put a fresh roll of toilet paper on the holder

Remove floor mats/small area rugs (this will make sqft in home seem bigger)

Straighten bed coverings and clear bedside tables

Remove any holiday-related objects or decorations

Remove any outdoor flags (any movement in the wind makes them appear blurred)

Bend over and look under beds.  If you can see anything, the camera will likely see it.  

Put large ottomans, footstools, etc in garage (makes room look larger) 

Remove as many portraits as possible

Remove posters/stickers from kids bedrooms

Sweep off driveway, walk ways, decks and porches

Remove security signs from the yard

Put dogs and cats in the garage during the photo session

Put all pet items (cages, leashes, dishes, toys, pads) in the garage.

Tips to enjoy fireworks safely

With the exception of your pets, almost everyone loves the brilliant display of summertime fireworks. But each year, hundreds of people are sent to the emergency room with fireworks-related injuries. Here are some essential tips to celebrate safely this year.

Independence Day is here, and all summer long, people enjoy amazing displays of fireworks. From the spectacular hometown shows to the simple backyard celebration, pyrotechnics are an essential part of the party.

But according to the Consumer Product Safety Commission, an average of 240 people go to the emergency room every day with fireworks-related injuries in the month around the July 4th holiday. Don’t spend a night in the hospital when you can easily prevent injuries to eyes, hands, fingers by observing some simple safety tips.

Courtesy of the American Pyrotechnics Association:

         - Store fireworks in a cool, dry place

         - Always read and follow the directions on the label

         - Always have an adult present when handling fireworks

         - Never give fireworks to young children, even sparklers!

         - Use fireworks outdoors in a safe, non-wooden area

         - Having a working garden hose or bucket of water handy

         - Keep everyone a safe distance away from fireworks

         - Light only one firework at a time

         - Never re-ignite a firework that doesn’t light the first time or one that has finished its display

         - Never carry fireworks in your pocket

         - Don’t throw fireworks at another person

         - Keep pets indoors and away from fireworks

         - Never shoot fireworks in metal or glass containers

         - Keep spectators at a safe distance

         - Always wear safety glasses when igniting fireworks

Remodeling a Home Office

While some home upgrades can add value to your home, others don’t fare nearly so well. One of the worst offenders? The home office remodel.

Many home remodeling projects do wonders for the value of the home. Certain upgrades and renovations pay dividends when it comes time to sell, and you often can recoup the money you’ve invested in the upgrade.

There are exceptions, however. And one stands head and shoulders above the rest (or should I say below) when it comes to return on investment:

The home office.

Surprised? It may seem like a home office would be a boon for your home at sale time, especially considering the number of people who telecommute and work online. But the fact of the matter is, a home office seldom recoups more than 45% of the money invested in the remodel.

Why? A couple of main factors.

First, even people who work at home often don’t work at home. When was the last time you walked into a coffee shop and didn’t see a laptop open? Many people still find space outside the home to work.

Second, a full-on home office renovation often takes up a bedroom which new owners might want to be able to convert back into a bedroom. If you’ve spent the time and money having built-in furniture added, media wiring, and other “office like” details installed, it represents a cost to restore or lost-usage for the new owners.

Of course, if you need a home office and want to have the home office of your dreams, it might be worth it to you to put the return on investment aside. But don’t undertake the project thinking it will pay off down the line.

Wilmington Real Estate Tips - Selling in Summer

Spring kicks off the peak home hunting months of the year, but it isn’t until summer that things really get cooking. While there are pros and cons to buying and selling homes at various times throughout the year, summer can be, on average 25 to 30 percent more active than the annual average.

In summer you have a real mix of buyers and sellers… some serious and some not-so-serious. In the winter months, many buyers searching for homes would only do so if they absolutely had to. In the summer, there are often a larger number of buyers just toying with the idea. (Many of the serious buyers are eager to get settled before school starts in the fall.)

Selling homes in the summer requires its own brand of seasonal marketing and showing. Here are a few tips you’ll want to keep in mind as you invite buyers to consider your home:

1. Keep it cool, but don’t keep it dark. Your instinct may be to close the blinds and draw the drapes, but making your rooms feel dark and shut-in is counterproductive. Run the A/C and keep the air circulating. While your wallet may not appreciate the bump in your power bill, imagine how expensive it can be to keep the house on the market.

2. Stage it inside and out. Have a pool deck? What about a garden patio? Make them as inviting as you would the living room or kitchen. Stage them appropriately and tell the story of what it might be like to live with such nice amenities. Think magazine photo shoot!

3. Make the lawn sing. Curb appeal can be king in the summer months, especially when the neighbors’ lawns may be looking a little brown by comparison. Find bright flowers that can withstand the heat and provide a high-contrast to your green grass.

4. Ride the sunset. With the longer daylight hours, you may have buyers who want to check out your home closer to dinner time, once the hottest hours of the afternoon have passed. Try and roll with the disruption… buyers prefer to see a home when the owners aren’t around.
