If your home is in the flood zone, your lender will require that you carry flood insurance.

Some home buyers prefer to purchase homes outside of the flood zone. Doing so may have some advantages, but it may result in your home being located further away from the ocean, intracoastal or a waterway.

A home outside of the flood zone can be built on a slab and on the ground level. Often homes in the flood zone need to be raised to some extent.

Its important to remember that in some cases the house itself (the structure) can be above the base flood elevation (bfe), but a portion of the property (land) may be in the flood zone. If this is the case, likely the insurance will be considerably less.

Supersizing Small Living Spaces

Has your home or condo started to feel a little small for your family? It happens to the best of us. The things we own gradually end up colonizing a lot of our free space, and the house which felt “just right” a few years ago can suddenly feel as tiny as a shoe closet.

Fortunately, there are some simple tricks you can try to supersize your small space. Most of these tricks are a matter of changing perspective rather than opening up more square footage. Before you try them, consider a real effort to declutter first. If your declutter campaign falls short, though, these tactics may come to your rescue:

Lighten up the walls. Color can make the difference between breezy, cozy, and claustrophobic. Dark colors on walls make them seem smaller and denser, while lighter ones broaden your view and reflect more light. While white can be a bit harsh, there are other cheerful tones such as lemon, mint, and cornflower which can transform a space.

Aim high. Many times, our gaze tends to lock onto the things in the way of our feet. If you have zones of heavy storage occupying square footage, look for ways to get those items off the ground. Corner shelves, hidden cabinets, and even hanging racks can do wonders for widening up narrow spaces. Hanging pictures higher up on walls can make rooms feel taller, too.

Widen up the windows. Big curtain rods which extend beyond the border of the window can make a window seem larger, and making the move to keep them open (perhaps with sheer drapes for privacy) can let in crucial light. If you have a little renovation money, consider adding windows to rooms where less-than-ideal lighting conditions exist.

Cast mirror magic. Amplifying light is a big theme here, so position large mirrors across from windows to create “windows” where no window can exist. Even if you don’t have a window handy, a large mirror can double up the tiniest room.

Demand double duty furniture. Hidden storage in large furniture can be a boon for making the most diminutive room more manageable. Take, for example, raised bed platforms with drawers built in the frame. Look for any opportunity to hide storage in existing objects.

Hopefully these five tips will make a smaller house more spacious. If they still don’t make enough room for peace of mind, it might be time to consider upsizing. I first want to wish everyone a safe, healthy and Happy 4th of July! There are lots of things happening around town, so get out and enjoy. Of course if you want to look at homes, we are available to assist!

This week I wanted to provide a snapshot of year-to-date activity.

In 2014, through June 24th, 217 properties have SOLD on the Island. 182 of these are home/condo sales, and 35 are land sales.

Of the 182, 75 of these are single family homes, and 107 are condos or townhomes. The average sales price for single family homes is $354,939, and the average sales price per square foot is $176.

The age of a home, its location and its condition can all substantially affect the price per square foot.

New homes in the $300,000 - $450,000 price range remain a hot commodity. Resale homes in the $200,000 - $400,000 price range are in demand. Ocean Front home sales have slowed, but activity is starting to pick-up. “Investors” are also scooping up homes and condos with solid rental histories.

In 2013, during the same period, 220 properties SOLD on the Island. 187 of these were homes/condos, and 33 were land sales.

Of the 187, 78 of these were single family homes, and 109 were condos or town homes. The average sales price for single family homes was $338,082, and the average sales price per square foot was $176.

As you can tell, there is a high level of consistency between 2013 and 2014. I believe this is healthy for the market, and good for both buyers and sellers!

Here is a quick update of real estate in our area.

Average price per square foot for Carolina Beach NC was $179, an increase of 4.7% compared to the same period last year. The median sales price for homes in Carolina Beach NC for March 14 to June 14 was $225,000 based on 75 home sales. Compared to the same period one year ago, the median home sales price increased 7.1%, or $15,000, and the number of home sales increased 2.7%.

There are currently 265 resale and new homes in Carolina Beach on Trulia, as well as 36 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Carolina Beach was $328,199 for the week ending Jun 11, which represents an increase of 0.7%, or $2,237, compared to the prior week.

A.  Here are some ideas to get more offers on your property.

  • Consider a low-maintenance landscaping concept.  Having little or no natural grass and rock gardens is perfect for busy professionals and retirees looking at your home.  Also, consider using native plants because they are colorful, require little fertilizer, and need no additional water or special attention.
  • Keep your foundation plants pruned.  Make sure plants are low enough against the windows and railings.  This keeps a well- maintained appearance and makes your home look more secure.
  •  If you are short on time, hire a professional.  A professional landscaper can rid your yard of weeds and dead spots.  This ensures a healthy-looking yard.

The median sales price for homes in Carolina Beach NC for Feb 14 to May 14 was $212,500 based on 58 home sales. Compared to the same period one year ago, the median home sales price decreased 0.5%, or $1,000, and the number of home sales decreased 19.4%. There are currently 253 resale and new homes in Carolina Beach on Trulia, including 38 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Carolina Beach NC was $338,266 for the week ending May 14, which represents a decrease of 3.6%, or $12,624, compared to the prior week.

Carolina Beach Market Stats 5-21-14

I want to start by thanking all of our veterans, and all the men and women who currently serve and protect our country. On this Memorial Day, may we all take a few minutes to reflect on the sacrifices others have made on our behalf.

This week I will share a brief summary of activity, and highlight some recent sales on the island.

Currently there are 345 properties for sale in Carolina Beach. 292 of these are homes or condos, and 53 are lots or land.

39 properties are currently UNDER CONTRACT in Carolina Beach.

129 properties have SOLD in Carolina beach this year (as of 5-15-14). 104 of these are houses or condos, and 25 are lots or land sales.

The average sales price of homes this year is $253,988.00, and the average “days on market” is 154 days. This compares to an average sales price of $249,500.00 and 174 “days on market” for the same period in 2013.

In Kure Beach, currently there are 115 properties for sale. 91 of these are homes or condos, and 21 are lots or land.

18 properties are currently UNDER CONTRACT in Kure Beach.

35 properties have SOLD in Kure Beach this year (as of 5-15-14).  32 of these are houses or condos, and 3 are lots or land sales.

The average sales price of homes this year is $ 357,455.00, and the average “days on market” is 158 days. This compares to an average sales price of $447,607.00 and 201 “days on market” for the same period in 2013.
