Wilmington home buyers

What a summer it has been! We've met a lot of new friends, had a ton of fun, and SOLD a bunch of homes! My team and I are looking forward to an equally rewarding Fall.

Year-to-date there have been 164 homes / condos that have SOLD in Carolina Beach. Sales prices range from a $54,000 condo, to a $800,000 water front home.  For the same period in 2010, 167 homes SOLD ranging in price from $75,000, to just over of $1,000,000.

Year-to-date there have been 41 land sales in Carolina Beach ranging in price from $23,000 to just shy of $300,000 (note: its important to know if the land you are buying contains wetlands, and if it does, how this impacts what you can / can't build). In 2010 during this same period there were 28 land sales ranging in price from $48,000 to over $300,000 for a sound front lot.

The average selling price for 2011 is $252,207, or $168 per square foot

The average selling price for 2010 was $254,512, or $176 a square foot

298 homes / condos are currently listed for sale in Carolina Beach.

In Kure Beach, year-to-date there have been 61 homes / condos that have SOLD. Sales prices range from a $73,900 condo at The Riggins, to several over a $1,000,000 on the oceanfront.  For the same period in 2010, 55 homes SOLD ranging in price from $150,000, to just shy of $1,200,000.

Year-to-date there have been 14 land sales in Kure Beach ranging in price from $100,000 to $475,000. In 2010 during this same period there were 13 land sales ranging in price from $82,000 to $550,000.

The average selling price in 2011 is $447,000, or $197 per square foot

The average selling price in 2010 was $397,500, or $198 a square foot

67 homes / condos are currently listed for sale in Kure Beach.

Wilmington real estate update

Can you believe it’s September already! I love the Fall here at the beach! We have a lot of exciting events in the coming weeks including the Seafood Blues & Jazz Festival, the Salty Paws Festival, and the Fall Festival in downtown Wilmington!

While sales activity slows a little in the Fall, historically we stay very busy…there is no rest at Coastwalk Real Estate!

Looking back at the year so far, I’m pleased to report that as a company, our sales volume (through August 2011) is up 97% year to date (compared to 2010).

This is due in part to great prices, low interest rates and our high impact marketing. At Coastwalk Real Estate, we combine local market expertise, along with aggressive marketing, and good old fashion hard work!

So what does it take to get a home SOLD in this market? 1) Your home should be priced to reflect current comps. There are many variables, so it’s crucial to have an experienced agent on your side. 2) Your home should be in good showing condition, both inside and out. 3) You need maximum, high impact marketing that generates buyer leads for your home. Year to date on the island, there have been 227 home and condo sales according to MLS. Prices range from $56,000 to $1,275,000. There are also 52 additional homes and condos that re PENDING, or that have contingent contracts.

For the year, this puts the island on track to easily eclipse 300 sales.

With regards to land sales, there have been 67 home sites SOLD on the island this year according to MLS, with an additional 7 that are PENDING or that have a contingent contract.

The market has its challenges, but there is light at the end of the tunnel!

wilmington homes sold

I hope you are having a great week! The second half of the summer was super busy for Caoastwalk Real Estate!

Last week I shared that our sales volume was up 97% year-to-date (through 8/31/2011, compared to 2010). This week I thought it would be fun to show you some of the homes I’ve recently SOLD, along with brief descriptions:

301 S Fort Fisher Blvd ($1,425,000) – This parcel of land was located just south of the Tradewinds complex, and provides a short walk to the Kure Beach pier. It offers a nice elevation, and the footprint of the home(s) permit heated square footage on the ground floor. The location of the CAMA set-back and Vegetation lines allow a pool and extra deck space to be incorporated into the design.

414 N Fort Fisher Blvd ($950,000) – This is a very nice home, approximately 15 years old. It is structurally sound but could benefit from some cosmetic upgrades inside. It has an elevator and large garage area. The location is super, located a few blocks North of the Kure Beach pier, and also just a short walk down the beach to Atlantic Ave. One of the things I liked most about this home is all the deck space, and the open floor plan.

297 Seawatch Way ($675,000)This is one of the prettiest homes in Seawatch, super curb appeal and in a great neighborhood. Inside had some real nice features including mahogany floors and surround sound. There is also an elevator. The kitchen has a gas range. There is a lot of deck space, and a hot tub in the back yard.

1404 Pinfish Ln ($400,000) – This is a brand new home on the corner of Ocean Blvd and Pinfish Ln., offered by Ocean Grove Cottages. Ocean Grove Cottages offers coastal cottages that are designed to meet the lifestyle of today’s active homeowner. Tons of deck space, open and airy rooms, gorgeous tile work and stunning kitchens. If you have not been inside an Ocean Grove Cottages home…be sure to do so (or call me and I’ll help)!

101 Royal Fern Dr ($375,000) We also sell a lot of homes off the island, and this is one example. Located in River Oaks, this home is on 1.5 acres, and has two garages, along with a large pool. There is also a bonus room above the garage. Although an older home, it was well cared for and in very good condition. The kitchen has been remodeled as well.

746 Sailor Ct ($350,000) This home was quality built by Alan Votta. It has 3 bedrooms and 3 baths. Its not a big house, but it has a great floor plan and nice features inside, including granite counter tops. It has a real nice location in Kure Beach Village, located just down the street from the pool and clubhouse!

North Carolina Video Tour

North Carolina is a beautiful state. From the mountains in the west, the foot hills, to the farmland, to one of the prettiest strands of beach on the East coast! Wilmington homes with boatslips

One of the may attractions to Wilmington is the water lifestyle and all the activities it provides. One of the most popular water activities in the areas is boating. From recreational boating, to leisure cruising, fishing and yachting - homes with boatslips in Wilmington are popular.

There are many areaa to navigate. Some enjoy the Cape Fear River and will boat to downtown Wilmington, and Southport and Bald Head Island. Another popular destination is Masonboro Island.

Autumn in Wilmington North Carolina

Autumn in Wilmington North Carolina

Crisp mornings, cool nights and sunny days!  It’s fall in Wilmington North Carolina.  The time of year,”Wilmingtonians”, get outside and play.  With the long hot, humid days of summer gone we can finally breathe and enjoy unlimited outdoor activities.  What a great coastal town to live in. It’s crazy that right now the water temperature is still in the lower 70’s.  A beautiful thing if you like to surf, paddle board, boat and yes even swim.  There are so many activities it’s hard to choose just one.  A few on land outdoor activities we also enjoy this time of year include walking on the beach, hiking at place like Popular Grove Plantation or taking in an outdoor concert at the Greenfield Lake Amphitheater.
