Kure Beach, NC:
In Kure Beach, 2 properties went PENDING. Both of these were homes, one an older cottage at $249,000, and a very vice home at $449,000.

With regards to SALES, this week Kure Beach also had 2 closings. A beautiful home in the mid $500’s, along with duplex on 4th Ave.

Year-to-date there has been 58 total SALES in Kure Beach, compared to 50 YTD in 2009. 45 are homes, and 13 are lots. Currently there are 81 homes for sale, 44 condos for sale, and 42 home sites for sale. The highest sales price of a home this year is $1,175,750, which was an ocean front home.

Carolina Beach, NC:
In Carolina Beach, we saw 7 properties placed PENDING this week with list prices from $117,000 to $300,000. We also saw 2 “short sale” properties placed PENDING (subject to bank approval). Of these 9, there was 1 home, 2 duplexes, and 6 condos. 3 of the 6 condos are new construction.

With regards to SALES, this week Carolina Beach had 12 closings. This is two consecutive weeks with a dozen sales. Sales prices ranged from $110,000 to $390,000. There were several short sales in this group.
The properties buyers are selecting are generally newer homes (or have been updated); those purchasing second homes tend to purchase those with water views, or within a few blocks to the beach

Wilmington, NC:
In Wilmington, we saw 48 homes go PENDING this week. Prices ranged from $26,000 (downtown shack) to $950,000 (Porter’s Neck area). We were busy in Wilmington showing homes this week too.

With regards to SALES, this week Wilmington had 34 closings. 33 of these were homes or condos, and 1 land sale. There were a handful of higher-end home sales including a new home in Porter’s Neck, a home in Landfall, and my clients Historic Home in downtown Wilmington. Currently there are aprox 2,100 homes listed, 312 condos listed, and 765 parcels of land. The highest price is still at $5,200,000.

Kure Beach, NC:
In Kure Beach, we saw 5 properties go PENDING. 4 of these are homes, with list prices between $319,000 and $799,000.

With regards to SALES, this week Kure Beach had 2 closings. 813 Cutter Ct SOLD for $413,000, which is an attractive price. My listing at 301 S Fort Fisher Blvd also SOLD for $680,000. We will have more closings to report on these next few weeks! Year-to-date there has been 52 total SALES in Kure Beach, compared to 45 YTD in 2009. 40 are homes, and 12 are lots. Currently there are 77 homes for sale, 45 condos for sale, and 46 home sites for sale. The highest sales price of a home this year is $1,175,750.

Carolina Beach, NC:
In Carolina Beach, we saw 6 properties placed PENDING this week with list prices from $129,000 to $385,000. All of these are homes or condos, no parcels of land this week. Three were bank-owned. A beautiful home on Bennett Ln was one that went PENDING.

With regards to SALES, this week Carolina Beach had 7 closings, with sales prices of homes ranging from $205,000 to $535,000. Of the 6 dwellings, 2 were homes, 2 were condos, 2 were duplexes. There was one land sale at $59,900. Year-to-date there have been 144 total SALES in Carolina Beach, 120 of these are homes, and 24 of these lots. The highest sale price in Carolina Beach is $1,067,000.
