General Market Observations:

 

I hope you are having a great week. We continue to stay very busy, even in January. There are some smokin’deals around, and buyers are jumping on good opportunities!

 

I wanted to share some stats from this past year that you may find of interest. If you would like more specific details on a town, neighborhood, or property-type please let me know. For now, some general info…

 

In Carolina & Kure Beach, 2010 shows 387 properties having SOLD in 2010. This is an increase of over 22% from 2009. The increase is due to great prices, low interest rates and a nice selection of available homes / condos and land. In the past 6 months however, we have seen a decrease in inventory (pls call me if you have land / lots to sell). There ARE buyers searching for….and not finding what they want

 

We have a handful of BUYERS looking for (and not finding) the home or condo that they want. In these cases, our often clients will turn to land / home sites. In addition to custom built homes, I anticipate having several single-family spec homes being built this spring. In fact we will be releasing two pre-construction homes in the next 30 days…construction will begin by Jan 31st.

As you can see, the most number of homes SELL in the months of March thru September, with the highest volume in April and May.
