Carolina Beach Dragon Regatta

We had a great time at the Carolina Beach Dragon Regatta this year. Here is a video of the Coastwalk Real Estate team at the finish line. We came in second in our division!

How To Save $1,000 Off Your Annual Energy Bill

Rising electricity costs can be hard on your bank account, but by combining several cost-savings strategies you can save $1,000* on your home energy bill each year.  For the biggest savings consider these ways to reduce heating and cooling costs without sacrificing comfort:
 

¨   Add new insulation to your attic.  It’s especially smart if your house is more than 25 years old.  Sometimes the state will subsidize professionally installed insulation and other energy-efficiency improvements.  Check with your gas and electric companies to see what subsidies are available and how to qualify.

COST:  About $750 for an 800 square-foot attic to do it yourself,
or $1,500 if you hire a professional

SAVINGS:  $600 per year

 

¨   Seal air leaks around the house.  Weather strip your windows and doors by filling gaps and cracks with caulking, and use plastic window-insulation kits on older windows.  Also, seal gaps from plumbing lines, recessed lighting, and crawl spaces.

COST:  Tube of caulk is $3 to $6 (save by buying multi-packs),
and a window-insulation kit is $10 to $20

SAVINGS:  $350 per year

 

¨  Upgrade to a programmable thermostat, which automatically adjusts your home’s temperature settings.  You can buy a Wi-Fi model ($100 to $200) with more features that lets you remotely control it by using an app.   
COST:  $25 to $50(Check for rebates with your utility provider)

SAVINGS: $180 per year

 

¨     Wash clothes in cold water.  Heating water is the single largest expense to run a load of laundry.  Also, hot water shrinks and fades your clothes and should be used only when there are major stains.

COST:  Free

SAVINGS:  $130 to $300 per year on water heating costs, depending on the size of your family.

 

¨     Unplug electronics when not in use.  Energy “vampires” include TVs, computers, video game consoles, phone chargers (basically anything that “glows”) and account for 5 to 10 percent of household electricity costs even when they’re turned off.   Save money by unplugging them, shutting them down, or attaching them to a single power strip than can be turned off.

COST:  Free or $10 to $40 for a power strip/surge protector

SAVINGS:  $100 per year

 

¨     Replace incandescent light bulbs with compact fluorescent bulbs (CFLs).  While they cost a bit more, CFLs use 75 percent less energy and last at least 6 times longer than standard incandescent light bulbs.
COST:  $5 to $15 each (save by buying multi-packs)

SAVINGS:  $75 per year in electricity by replacing your five most frequently used bulbs.  Savings potential increases since the average home has 30 light fixtures.

The average selling price for a home in the 28412 zip code, which includes much of south Wilmington, Pine Valley, Echo Farms and Beau Rivage neighborhoods, increased from $176,084 at year-end 2012 to $210,184 during the third quarter of 2013 – a 19.4 percent increase, according to a report released by the realty organization.

The quarterly WRAR report highlights the average selling price, days on the market and list and median prices for the 10 major zip codes in the region: 28403, 28405, 28409, 28411, 28412, 28451, 28480, 28428, 28449 and 28443. The report also examines the percentage of seller concessions and list to sales price ratios in each zip code.  

Last quarter, the average list price for a home in the 28412 zip code was $213,882 – a 17.3 percent increase over $182,304 from year-end 2012 – the best in all of the zip codes, according to the report.

The average number of days a 28412 residence remained on the market also outperformed other regional zip codes, with the average home selling within 82 days during the third quarter of 2013 – 32 days less than an average residence listed for sale in the region.

Overall, the average sales price for third quarter 2013 throughout the 10 zip codes was $259,246. That’s up 5.5 percent from $245,825 posted in year-end 2012, according to the report. 

The list to sales price ratio – the difference between the list price and the selling price – also improved throughout the region, growing to 96.74 percent during the third quarter of 2013 over 95.25 percent recorded at year-end 2012, the report stated.

Other top performing zip codes included the Myrtle Grove area, or the 28409 zip code region, where the average selling price increased 17.5 percent from $254,193 in year-end 2012 to $298,753 during the third quarter of 2013, according to the report.

The Landfall and Mayfaire area in the 28405 zip code, which is experiencing an uptick in new single-family residential construction, saw its average selling price jump 14.4 percent from $255,129 in year-end 2012 to $291,898 during the third quarter of 2013.

But despite the spike in average selling prices for a residence on the mainland, some beach communities did not experience robust pricing growth.

Kure Beach and the surrounding 28449 zip code saw its average selling price plummet 15.5 percent from $345,291 in year-end 2012 to $291,612 during the third quarter of 2013.

The 28480 zip code, which includes Wrightsville Beach, also experienced a slight decrease in its average selling price – falling from $751,320 in year-end 2012 to $745,550 during the third quarter of 2013, according to the report.

Carolina Beach was the only beach community in the report to see its average selling price increase. Houses for sell there rose 3.7 percent from $265,146 at year-end 2012 to $274,869 during the third quarter of 2013.

The extinction of the “Distressed Seller”

The extinction of the “Distressed Seller”….

Several years ago it was common to see streets littered with bank-owned homes and short sales. Reports showed at times that over 30% of transactions were either bank-owned homes or short sales.

The sale of distressed properties adversely affected “regular sellers” due to the enormous downward pricing pressure.

No doubt about it, it got ugly.

Time has a way of healing, and several years after the collapse of the housing market, we are seeing continued signs of progress. Sales are increasing, and inventory levels are decreasing.

This week I wanted to share some interesting data that demonstrates that we have come a long way since the bubble burst.

In 2009 there were 86 bank-owned homes (and condos) that sold in Carolina and Kure Beach. The average price per square foot for these properties was $158 per square foot.

In 2010 there were 73 bank-owned homes (and condos) that sold in Carolina Beach and Kure Beach. The average price per square foot was $ 171 per square foot (some higher-end homes drove the price per square foot up).

In 2011 there were 94 bank-owned homes (and condos) that sold in Carolina and Kure Beach, with an average price per square foot of $146.

In 2012 the number of bank-owned sales began to drop, in this case by over 35%. There were 60 bank-owned homes (and condos) that sold at an average of $144 per square foot.

In 2013, year to date, there have been 31 bank-owned home (and condo) sales, at an average price per square foot of $155.

A further sign that the things have recovered is when you look at current inventory. Currently, there are only 8 bank-owned homes (and condos) listed on the market in Carolina and Kure Beach.

Equally as promising, there currently are only 3 “short sales” available for sale on the island. This is a great sign!

To put this in perspective, since 2009, there have been 168 reported short sale transaction in Carolina and Kure Beach. The average price per square foot of these sales was $168.

With this drastic reduction in bank-owned and short sale inventory, I think we will begin to see a modest increase in prices.

‘Comps’ will still remain important as appraisals will dictate the maximum amount a bank will loan on a property, so this remains a very important factor when deciding if it’s time to buy or sell.
