If you move back a block or two you can buy a house in Carolina Beach that is a little older, but it still could have some views. There are some great homes on Canal Drive with ocean views.

For October 2013

I hope you had a great weekend. Hopefully you were able to make it down to The Seafood, Blues and Jazz Festival in Ft Fisher. Always one of the highlights every year here on the island!

If you can make it to the beach this week, be sure to do some shelling. I’ve found some amazing shells, fossils and shark’s teeth recently at the beach!

This week I wanted to provide a summary of real estate sales for the year, as compared to last year.

In Carolina Beach, there are currently 225 homes and condos listed for sale. This is down from 253 last month.

There are 54 home sites for sale, compared to 55 last month at this time.

Since 1/1/2013, there have been 93 homes to SELL in Carolina Beach. The average price per square foot is $167, having dropped from an average of $171 last month at this time.

The average “Days on Market” these home have been listed before selling is 151 days, compared to 154 days as of last month.

142 condos and townhomes have SOLD year-to-date in Carolina Beach, with an average of 206 days on the market (before selling). During the same period in 2012, 126 condos and townhomes SOLD, with an average of 191 days on market.

In 2013 so far, 43 home sites have SOLD on Carolina Beach, compared to 54 during the same period in 2012.

In Kure Beach, there are currently 87 homes and condos listed for sale, compared to about 100 last month.

There are 19 home sites for sale, compared to 23 last month at this time.

Since 1/1/2013, there have been 42 homes to SELL in Kure Beach. The average price per square foot is $196, compared to $195 last month. The average “Days on Market” these home have been listed before selling is 184, compared to 201 days last month.

19 condos and townhomes have SOLD in Kure Beach in 2013, and 16 home sites have SOLD. For the same period in 2012, 17 condos and town homes SOLD, as well as 18 home sites.

Carolina Beach Real Estate Market Update Fall 2013

Fall is here and this is the nicest time of year at the beach. The weather is warm, the humidity drops, the water feels great and bright blue sky shines!

For these reasons, the Fall can be one of the best times of the year to sell a home.  While the number of buyers shopping for homes drops, the interest level of those looking this time of year is high – Fall buyers are good buyers!

This week I wanted to provide a quick update on sales for the year…

In Carolina Beach, there are currently 253 homes and condos listed for sale.

There are 55 home sites for sale, starting as low as $55,000.00.

Since 1/1/2013, there have been 84 homes to SELL in Carolina Beach. The average price per square foot is $171. The average “Days on Market” these home have been listed before selling is 154 days.

A shack on Goldsboro Ave  SOLD for $76,000, which is the lowest sales price this year in Carolina Beach. Nine homes have SOLD over $500,000 in Carolina Beach this year.

107 Condos have SOLD in Carolina Beach in 2013, and 39 home sites have SOLD.

In Kure Beach, there are currently 100 homes and condos listed for sale.

There are 23 home sites for sale, starting as low as $98,500.00.

Since 1/1/2013, there have been 34 homes to SELL in Kure Beach. The average price per square foot is $195. The average “Days on Market” these home have been listed before selling is 201 days.

A home on Dow Rd SOLD for $129,500, which is the lowest sales price. 217 S Fort Fisher Blvd SOLD for $1,600,000, which is the highest sales price.

14 Condos have SOLD in Kure Beach in 2013, and 13 home sites have SOLD.

Wilmington NC Real Estate tips

Does it seem like your power bill has gone up year after year? While elevated energy costs are certainly part of the problem, there’s a “phantom menace” that’s also been driving up your bill: New electronics.

Long gone are the days when shouting at the kids to “turn off the light!” was a sure way to save on electricity (though installing reduced-energy bulbs is a good move, too). The U.S. Department of Energy reports that “75% of the electricity used to power home electronics is consumed while products are turned off.” Why’s that? Because newer electronics and appliances consume power even when the device is turned off. The term to describe this is known as “phantom load.”

Home entertainment systems with remote controls, wireless routers, appliances with clocks, electronics that use a power adaptor (i.e. a wall cube) and computer printers are all good targets for reducing phantom loads. If you can feasibly eliminate these loads, you can save a lot of money over the course of the year.

So how do you eliminate phantom load? Unplugging devices every day is a hassle, but one sound alternative is the use of power strips which allow you to kill the connection to the main outlet without having to unplug devices. If you Google “smart power strips” you’ll also find a variety of options for allowing certain devices to “pass through” while others are shut off. This can be useful when you have certain devices which do need to be “on standby” while others do not.

While going green is a perfectly good reason to reduce your power consumption, the money you save on power can go to other household expenses, family vacations, and perhaps even the down payment on your next (or first!) home.

Keep an eye out for those energy vampires! Usually you can tell who they are by their LED lights glowing in the night.

Wilmington Real Esate for Sale Tips

The devil is really in the details when buyers look at a home. Lots of everyday wear and tear that you don’t even notice can ding your home in the eyes of potential buyers. Here’s my list of ten simple improvements you can do to help your home sell faster:

1.Spruce up your baseboards: Pets, kids, and stumbling husbands in the dark can make a mess of your baseboards. Repainting baseboards after repairing scratches with putty can make the border of any room look new.

2.Fill in nail holes: Part of interior repainting should be careful attention to those errant nail holes from pictures, shelves, and other wall-mounted baubles. Putty, smooth, sand and paint!

3.Sniff for smokers: Filter replacement is a must if someone’s been puffing in your home. Also wash down those walls, prime them to seal in any cooked-in nicotine, and repaint.  Be sure to check entryways and lawns for cigarette butts, too!

4.Review the roof: Do you have missing singles? Broken tiles? Is mold and moss sprouting up there? Do some cleaning and spot replacing.

5.Reinforce your gutters: Clean them out, dry them out, then caulk them to prevent leaks. This will keep water off the siding, reducing staining and damage.

6.Replace bad vinyl floors: Not only are they tacky when they’re cracked or cut, but they can suggest water damage to buyers.

7.Repair dripping faucets: Buyers will turn faucets on and off. What will they find? If your sinks and baths dribble, fix them before buyers imagine their future headache.

8.Tune up screens: Did you have a dog that liked to lean against the front door? Look for the sagging, hanging, bent, and bubbling screens, especially around doors. New screens look clean. Old screens suggest neglect.

9.Patch cabinet scratches: Tibet Almond Stick, Old English Scratch Cover, or even some artful re-staining can make cabinets seem new. Remember to polish them up when you’re done!

10. Reseal wobbly toilets: If the bowl moves when you sit on it, the bolts are rusted, or the bathroom floor is damp and discolored around the commode, replace the toilet or at the very least reseal it.
