2012 Real Estate Trends for Wilmington NC and Wrightsville Beach

I hope you had a great Holiday! I’m really excited for the real estate market this year. I wanted to share with you a few trends that I anticipate seeing in 2012.

Now as far as 2012 trends….

 

  • It seems that bank-owned inventory is dwindling. Those that do become available often do so at low prices, and as a result it’s common for there to be multiple offers. Some bank-owned homes sell for above asking price.

 

  • Short sales continue to influence the market. There is no guarantee a short sale will result in a closing, but a lot of folks are trying. At Coastwalk Real Estate, we engage an attorney (no cost to you) to assist in the negotiations and legal aspects of these transactions.

 

  • We’ll continue to see renewed interest in new construction. There are spec homes being built (check out 703 Ocean Blvd in Carolina Beach). Some buyers will also opt for purchasing land, and contracting to build.

 

  • Buyers purchasing second homes tend to be from the following areas: Raleigh, Cary, Greensboro, Northern Virginia, New York, Pennsylvania and Ohio.

 

  • Cash purchases will be on the rise. Buyers are sitting on cash and recognize the value in buying property in this market, and at these low prices.

 

  •  Most buyers are looking for simplicity – meaning they want / expect a nice clean house, that is in good condition, and that requires minimal upkeep. “Fixer-Uppers” are not as popular as they have been in the past.

 

  • Condo financing will remain challenging. Loans on condos are possible, but often require a higher down payment and will be at a higher interest rate.

 

  • Interest rates in general will remain historically low…interest rates are phenomenal right now!

 

  • Second home buyers are showing a renewed interest in ocean front properties. They love the beach, and can use the property for rental purposes as well. This rental income can offset some of their expenses.

 

In closing, I wanted to share with you a summary of sales from 2004 through Dec 30th 2011. As you will see, we have now had 3 consecutive years of increased sales volume…so folks are buying!

Short Sales in Wilmington NC

Here is a list of the most current list of short sales in Wilmington and Wrightsville Beach, click here to see them all!

Short sales can be great buying opportunities. When a seller owes more money on their loan than they can afford (and the house is not worth an amount greater than their current loan balance), a "short sale" is the result.

For sellers, it can be a good way to sell their home, although their credit score will be impacted. Sometimes banks require sellers to pay back the deficiency, it all just depends on teh situation.

In addition, sellers will recieve a 1099 form from the IRS for any deficiency. We recommend to our clients that they seek the advice of an attorney prior to selling their home as a short sale.

For buyers, short sales can be super deals....buyers must remain patient as teh process takes several months (or longer).

TOWN HALL CLOSED ON MONDAY, 1/16/12

Town Hall will be closed on Monday, 1/16/12 for the Martin Luther King Jr. Holiday. Recycle pickup will be held on the same day as your REGULAR garbage pickup day (Monday or Tuesday); there is no delay. Regular garbage pickup will be delayed by one day. So, if your normal garbage pickup is on Monday, it will be on Tuesday; if it’s on Tuesday, it will be picked up on Wednesday.

 

CORRECTED INFORMATION FROM THE KB STORMWATER & ENVIRONMENTAL COMMITTEE

The Stormwater & Environmental Committee would like to make a correction to the information they provided in last week’s email. Please read for further information.

Cape Fear Public Utility Authority ordinance prohibits pet waste, pet hair and kitty litter from being flushed down the toilet in New Hanover County because: 1) Pets eat a different type of food that causes their waste to break down slower than human waste. This can cause blockages in sewer lines and wastewater treatment processes to fail. 2) Pet waste and pet hair create blockages in sewer lines that cause pump stations to backup and untreated wastewater to overflow into the environment.  3) Animal waste contains different pathogens (viruses, bacteria and diseases) than humans. These pathogens do not get fully treated in the wastewater treatment process that is intended to treat human waste.  Pet Waste should be bagged and put in trash to go into landfill.  

 

BUS TRIP TO SEE STEEL MAGNOLIAS

Paula Withrow from the Parks & Recreation Advisory Board, is busy lining up the next bus trip. She has reserved tickets at Progress Energy’s Center for the Performing Arts to see the theatrical production of Steel Magnolias. As usual, Paula has reserved the best seats in the house for our participants. The show will be on Saturday, April 21 at 2:00 pm (matinee). Preliminary plans have the bus leaving KB Town Hall at 8:30 am and stopping at Raleigh’s wonderful Farmer’s Market. There, you can browse the vendor booths and grab a bite to eat for lunch before the group heads over to the show. The trip will cost $91.06 per person, which we know is a rather high price. But, due to the high season and price of gasoline, the bus costs are more in the month of April. This is the best price we can get for the trip which includes no padding in the cost.  

 

Please email me BEFORE NEXT THURSDAY, if you are interested in taking this trip.  Tickets won’t go on sale until after we’ve determined there’s enough interest in this trip to make it feasible. We’ll let you know the results in next week’s email.

 

WATERCOLOR CLASS BEGINS JANUARY 18

Ken Withrow, awarding winning artist and Kure Beach resident, will resume his watercolor classes at the Kure Beach Community Center on Wednesday, January 18. Beginner class is held from 9:30-11:30 am and Intermediate class is held from 12:30-2:30 pm. The 4-week sessions costs $30 per person. Register and pay at the first class. A list of supplies needed for these classes is available on the Town’s website under “Town Venues>Parks & Rec>Watercolor Class,” or you can obtain the list at Town Hall.

 

TOWN COUNCIL RETREAT

Notice is hereby given that the Kure Beach Town Council, at their December 5, 2011 meeting, scheduled a meeting for the purpose of holding a retreat as follows:

EVENT:         Town Council Retreat

DATE:           Tuesday, January 24, 2012

TIME:             9:00 am or soon thereafter until approximately 4:30 pm

PLACE:         Fort Fisher Air Force Base National Guard Training Facility, Room 103

PURPOSE:   Discussion and consideration of the following items:

  • ·         Mid year financial review (1:00 pm to 2:15 pm)
  • ·         Planning session for prioritization of current and future goals of the Council  (2:30 pm to 4:30 pm)

2012 VEHICLE DECALS ON SALE NOW

This is a reminder that the 2012 Kure Beach Vehicle Decals are on sale at Town Hall. Decals are $5 per registered vehicle. Please don’t forget to bring your vehicle registration with you when you come to purchase your decal. It is a Town ordinance that all full-time residents (homeowners and renters) purchase a decal by March 31st of each year. If you wait until April 1st, you’ll have to pay an additional $10 penalty/late fee.  See our website more additional information.

WHAT’S NEW at Ocean Dunes
 
·        The 800 Building is going to be painted this month and through February of 2012.
 
·       Important Dates to Remember:
January 1st- The Recreation Center will be closed in observance of New Years
January 17th- 10Am Presidents Advisory Committee meeting
Saturday January 21st- 10am Ocean Dunes HOA Board Meeting
 
Ocean Dune’s 2011 year end review
·        The reconstruction project on the 500, 600, 700, and 1800 buildings was completed.
·        The 2200 building was power washed.
·        The painting of the 2200 building began in December.
·        Several beach access walkways were replaced and/or repaired.
·        The sand dunes in front of several buildings were rebuilt.
·        Several benches around the property were rebuilt.
·        The irrigation system in several sections of the property was repaired.
·        Several fire extinguishers and fire extinguisher boxes were replaced.
·        The Ocean Dunes work truck was made operational.
·        The heater and filter were replaced on the spa.
·        Repairs were completed to the inside indoor pool room walls and on the backside wall of the Recreation Center building.
·        Repairs were completed to the Men’s and Women’s restroom walls at the Recreation Center.
·        The indoor pool room light fixtures were repaired and re-hung.
·        A new treadmill was purchased for the gym.
·        A new television was purchased for the gym.
·        Both of the main light fixtures in the Men’s and Women’s restrooms were replaced at the Recreation center.
·        A stone wall was constructed at the Recreation Center.
·        The stone walkway beside the Gazebo at the Recreation Center was replaced.
·        The Recreation Center interior was repainted.
·        The landscaping at the Recreation center was upgraded.
·        The Ocean Dune’s playground sand and some playground equipment were replaced.
·        All three heating and air units were replaced at the Recreation Center.
·        A large section of the concrete walkway in front of the Recreation Center was replaced.
·        The gazebo next to the Recreation Center was painted.
