Pending home sales improved further in December, marking the fifth gain in the past six months, according to the National Association of Realtors® For the Coastal Carolina Markets this is a good sign of things to come. While the statistics for January won’t be out until mid February here is what we know of the market trends from the last quarter on Carolina and Kure Beach.
The median sales price for homes in Carolina Beach NC for Oct 10 to Dec 10 was $225,000. This represents an increase of 8.4%, or $17,500, compared to the prior quarter and an increase of 0% compared to the prior year. Sales prices have depreciated 33.8% over the last 5 years in Carolina Beach. The average listing price for Carolina Beach homes for sale was $343,811 for the week ending Jan 19, which represents a decline of 0.9%, or $3,012, compared to the prior week and a decline of 3%, or $10,667, compared to the week ending Dec 29. Average price per square foot for Carolina Beach NC was $173, a decrease of 4.4% compared to the same period last year.
Average price per square foot for Kure Beach NC was $198, a decrease of 10.8% compared to the same period last year. The median sales price for homes in Kure Beach NC for Oct 10 to Dec 10 was $329,500 based on 20 home sales. Compared to the same period one year ago, the median home sales price decreased 7.2%, or $25,500, and the number of home sales decreased 16.7%. The average listing price for homes for sale in Kure Beach NC was $565,553 for the week ending Jan 19, which represents a decrease of 3.2%, or $18,440, compared to the prior week.
