Wilmington grew more than 40 percent this decade, ranks as eighth largest NC City according to the Wilmington Star Newspaper on Wednesday, March 2, 2011.  It’s reported from the 2010 Census that New Hanover’s population grew by 26.4 percent to 202,667 people. Of that total, 106,476 people lived in Wilmington during the 2010, a 40.4 percent increase from the 2000 Census. That growth moved Wilmington up a notch from the ninth most populous city in the state in 2000 to the eighth in 2010.  But Brunswick County, the 854-square-mile coastal area with 19 municipalities, still ranked as one of the fastest-growing counties in the state and likely the country, according to 2010 Census data released Wednesday afternoon.

Average price per square foot for Wilmington NC was $283, an increase of 111.2% compared to the same period last year. The median sales price for homes in Wilmington NC for Nov 10 to Jan 11 was $179,072 based on 492 home sales. Compared to the same period one year ago, the median home sales price decreased 4.4%, or $8,178, and the number of home sales decreased 36.8%. There are currently 3,157 resale and new homes in Wilmington on Trulia, including 7 open houses, as well as 357 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Wilmington NC was $343,424 for the week ending Feb 23, which represents a decrease of 0.1%, or $365, compared to the prior week. Popular neighborhoods in Wilmington include Landfall and Holly Glen, with average listing prices of $1,152,920 and $328,374.

What does all this information let us know, the largest city the trends of our market.  According to Lawrence Yun, National Association of REALTORS Chief Economist said this week, “ As the market normalizes, Yun expects sales volume to rise 6 percent year-on-year in 2011—assuming GDP grows 1.9 percent, 1.5 million jobs are created (bringing the unemployment rate to about 9.5 percent), and mortgage rates stay near 5 percent”.  This news and population growth is a positive sign for the Wilmington and Brunswick County areas ending this great first week of March!
