I hope this note finds you well. I wanted to share a brief update on the real estate market in Wilmington, and around the beach!

Currently there are approximately 1,700 properties for sale in Wilmington and the area beaches. Seems like a lot of homes, but actually inventory levels are lower than what we have seen in the past.


With the population swelling in New Hanover County and historically low interest rates, we remain confident that the real estate market in the area will remain on solid ground for the foreseeable future.

With regards to sales, we're seeing particular interest in homes priced between $100,000 and $400,000. Here’s a cool graphic that will show price points and their correlating sales:





Many buyers are looking for newer homes, but as inventory of these homes fall, resales in popular neighborhoods and with good schools are becoming increasingly popular. Popular areas currently include Carolina Beach, Myrtle Grove Road, Monkey Junction, downtown Wilmington, Castle Hayne and Ogden.


At the area beaches, year-to-date in 2016, 72 ocean front properties have SOLD in our Wilmington MLS. This compares to 86 in 2015. While retirees and investors are still purchasing investment properties and second homes, the beach towns are seeing an influx of full time residents, especially in Carolina and Kure Beach.


While typically “showing activity” in August subsides (due to hot temperatures, and the start of area schools), this August we’re noticing lots of buyers still looking, both locals and those planning to relocate or purchase a second home.
