Do I need to hire a real estate agent to represent me when I buy a new home from a builder?

Q: Do I need to hire a real estate agent to represent me when I buy a new home from a builder?

A: Legally, no. But if you don’t, you might be missing out on some tangible benefits that impact your wallet and how much you get for your money.

There are many reasons why an agent is a sound investment during the purchase process with a builder. While some of them can be quite complex (and go beyond the scope of this blog post), here are a few highlights:

Market Value Compared to Purchase Price: How much money are you going to be able to come out of pocket for your down payment? If you don’t want a nasty surprise when it comes to disparities between your agreed upon purchase price and the actual market value of the home, you’ll want an agent with access to information which will help you accurately assess the true value of that brand new home.

Negotiation Power: Real estate agents are professional negotiators, and often an agent can get more from a builder than you would on your own. While some of this might be related to purchase price, other perks may include property or home upgrades.

Financing: It’s probably no surprise that your builder will have preferred financing partners to work with. Many of those “partners” pay good money for the opportunity to handle your loan. But is it the best loan at the best rate? An agent can be both a sounding board for financing terms and a source for trusted alternatives.

Contract Expertise: While your real estate agent isn’t an attorney, they know a great deal about the ins-and-outs of property contracts. This includes builder’s contracts, which may have provisions that put you in dicey territory should something unforeseen happen. Protect yourself with an agent.

These four reasons are a good place to start, but there are plenty more. The bottom line is: The builder will have their own system in place to maximize their profit and minimize their costs. Shouldn’t you?

Wilmington NC Home Sales February 2013

Regional home sales continue to increase.

Figures released Monday by the Wilmington Regional Association of Realtors show a 7 percent hike in the number of homes sold in the greater Wilmington area in February compared to February 2012.

In all, 397 homes were sold last month throughout New Hanover, northern Brunswick and Pender counties – up from 371 homes sold in February 2012.

The median price for a home, which serves as the midpoint in price for which all properties are sold during a given time period, increased last month to $175,000, up from $162,000 in February 2012.

The average price of a home sold in February decreased slightly from a year earlier to $219,251 versus $222,042.
 
Year-to-date, 836 residences have been sold in the greater Wilmington market.

Average price per square foot for Leland NC was $108, an increase of 31.7% compared to the same period last year. The median sales price for homes in Leland NC for Dec 12 to Feb 13 was $165,000 based on 59 home sales. Compared to the same period one year ago, the median home sales price increased 15%, or $21,500, and the number of home sales decreased 42.7%. There are currently 777 resale and new homes in Leland on Trulia, including 1 open house, as well as 51 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Leland NC was $247,120 for the week ending Feb 27, which represents an increase of 0.8%, or $1,901, compared to the prior week.

This represents a decline of 5.3%, or $9,500, compared to the prior quarter and an increase of 10% compared to the prior year. Sales prices have depreciated 14.6% over the last 5 years in Wilmington. The average listing price for Wilmington homes for sale on Trulia was $380,726 for the week ending Feb 27, which represents an increase of 2.6%, or $9,476, compared to the prior week and an increase of 5.8%, or $20,893, compared to the week ending Feb 06. Average price per square foot for Wilmington NC was $121, a decrease of 5.5% compared to the same period last year. Popular neighborhoods in Wilmington include Landfall, Mayfaire, Holly Pointe, Echo Farms, Sunset Park, and Breezewood Condos.

This represents a decline of 4.8%, or $32,000, compared to the prior quarter and an increase of 26.8% compared to the prior year. Sales prices have depreciated 22.2% over the last 5 years in Wrightsville Beach. The average listing price for Wrightsville Beach homes for sale on Trulia was $922,906 for the week ending Feb 27, which represents an increase of 3%, or $27,212, compared to the prior week and an increase of 3.2%, or $28,754, compared to the week ending Feb 06. Average price per square foot for Wrightsville Beach NC was $585, an increase of 94.4% compared to the same period last year.

This represents a decline of 8.1%, or $25,000, compared to the prior quarter and an increase of 19.7% compared to the prior year. Sales prices have depreciated 19.7% over the last 5 years in Kure Beach. The average listing price for Kure Beach homes for sale on Trulia was $475,168 for the week ending Feb 27, which represents a decline of 2.6%, or $12,894, compared to the prior week and a decline of 2.4%, or $11,860, compared to the week ending Feb 06. Average price per square foot for Kure Beach NC was $170, an increase of 6.9% compared to the same period last year.

Sales prices have depreciated 31.2% over the last 5 years in 28428, Carolina Beach. Average listing price for homes on Trulia in ZIP code 28428 was $325,187 for the week ending Feb 27, which represents a decline of 0.1%, or $281 compared to the prior week and an increase of 0.7%, or $2,291, compared to the week ending Feb 06. Productivity Tools

Buying or selling a home can be a little overwhelming once you put together your own “to do” list of task to get ready for the process. From curb appeal to loan approval, both buyers and sellers can get the feeling that managing their regular lives on top of their real estate project can be overwhelming.

While I make every effort to help my clients experience a stress-free real estate transaction (including tracking milestone dates every step of the way!), there are those who often benefit from a little help keeping themselves organized.

One handy tool I’ve discovered for personal reminders, scheduling emails to be sent later, and reminders to follow-up with people is called Boomerang:

Send an email later

With Boomerang, you can write an email now and schedule it to be sent automatically at the perfect time. Just write the message as you normally would, then click the Send Later button.

Follow-up reminders

Use Boomerang to take messages out of your inbox until you actually need them. Just click the Boomerang button when you have an email open, and choose when you need it again. Boomerang will archive the message and back to your inbox, marked unread, starred, or even at the top of your message list.

Remind you if you don't hear back

There are times you need to make sure you follow up within a specific time frame after sending a message. You can select to only be reminded if nobody replies, or regardless.
