A little advice on protecting yourself from property tax scams

If you own a home, you’ve probably received at least one unsolicited letter in the past year offering to lower your property taxes. Usually, the letter will look very official, and may even list your official city or county tax assessor.

Granted, the offer can be tempting. The basic pitch is this: “For a nominal fee, we’ll save you hundreds or thousands on your tax bill by having your home appraised at a lower value.” You do “nothing” but pay an administrative fee.

Don’t fall for it! If you want to try and have your property taxes reduced, you can usually file an appeal with your tax assessor. The process is often only the minor inconvenience of filling out a form to request an adjustment. (Clearly, there’s no guarantee this will lower your tax bill, however.)

Here are red flags to look out for on these “lower your tax bill” letters:

 

  1. They often ask for your social security number
  2. They may request a certified copy of your property deed
  3. Offers require an upfront fee for the re-assessment work
  4. Letters will look like government letters, but may contain reverse side small print

Remember: Your assessor will likely provide an assessment appeal for no charge. These companies are looking for a quick score and may even expose you to identity theft down the road.

Are you considering a move to a new city?

Are you considering a move to a new city? Maybe you’re trying to make the choice between two or three potential options. If so, how you visit your future home can have a dramatic impact on which one makes the final cut.

By making a few subtle shifts in how you prepare for your visit (and how you spend your time while you’re in town), you can gain more useful insight into the community.

Tip 1: Stay a week if possible

While a long weekend might be your only shot, you can get a much better perspective on a place if you have enough time to unwind. A mix of weekdays and a weekend is a great way to get a view of the rhythm of the town. If you have a long time to plan, visit the place in Summer versus Winter, too.

Tip 2: Rent an apartment or house

A family living in a hotel is expensive and automatically puts you “outside” the community. With a little more room and the facilities of a real living space, you’ll get a better sense of what it might be like to “really be there.” Plus, avoiding the hotel will keep you off tourist-trap areas and hopefully away from major highways.

Tip 3: Explore some on foot

Driving aimlessly can be a good “survey” technique (and indeed, getting lost is a good idea, too), but walking neighborhoods and downtown districts will give you a vivid sense of the community.

Tip 4: Get the local low-down

Before you go, find friends-of-friends on Facebook and other social media sites who can give you an idea of the must-see places that locals love. Use this list as your guide, not the tourism brochures.

Tip 5: Pay attention to what matters to YOU

Remember: You’re the one thinking of living there. Don’t let what others see as the main benefit to the town be what guides your decision to live there. Go with your gut, your values, and your comfort level!

5 Ways To Strengthen Your Immunity Against Colds & Flu

 

Don’t let a COLD or FLU get to YOU this season.  The human body has many ways to naturally fight infection, but you need to give it all the help you can.  Here’s how to boost your immunity and fight off those nasty germs:

Eat healthy food.  Load up on fresh fruits and veggies like leafy greens.  Avoid sugar because it can interfere with the enzymes you need to boost your immune system.

Supercharge your body.  Your body can naturally kill a virus.  So spring into action during the first 24 hours to combat illness.  Once you feel a few symptoms, start drinking filtered water, broths, and soups with lots of garlic, onions, and spices.  Take supplements like echinacea, vitamin C, and elderberry.

Breathe clean air.  Avoid smoking, air pollutants, indoor dust, and ash from fireplaces that can irritate the lining of your nose and throat.

Avoid sick people.  It sounds obvious, right? But it’s easy to forget. Try not to be in the same room, breathing the same air as someone ill for long.  Wash your hands frequently and disinfect everything they touch.

Get a flu shot.  The Centers For Disease Control & Prevention recommends that everyone who is at least 6 months old get the seasonal flu vaccine.  It protects against 3 flu viruses that research indicates will be most common during the upcoming season.
