What advice would you give to first-time homebuyers?

Q.  What advice would you give to first-time homebuyers?

A.  The best advice is to learn from the mistakes of others.  Here are two of the most common mistakes I see:

 

  • Not knowing what you can afford.  Examine your budget, get a copy of your credit report, and sit down with a qualified lender to determine how much of a loan you can afford.  Ask your REALTOR® for several lender recommendations and comparison shop for a mortgage before looking for a home.

 

  • Forgetting to consider the overall costs of home ownership.  You can make the monthly payment, but remember to add in the cost for homeowners’ insurance, property taxes, utilities, plus maintenance.

Resources for Wilmington NC

So much of our attention gets focused on the Internet as a tool for entertainment. While I enjoy streaming videos and social media as much as the next person, I’ve also found some incredible resources for free learning online. More and more companies, universities, and leaders in fields of business, technology, and literature are placing free courses online. Want to learn how to code? It’s out there. Want to learn a foreign language? You can do that, too.

Below is a list of some of my favorites, and hopefully you’ll share this list with others. I know that many of my real estate clients have enjoyed using some of these resources to brush up on helping their kids with their homework as well as taking the time out to learn a few things about new software and tech tools.

CMA - What will your home sell for?

Some agents offer a free Comparative Market Analysis (CMA), but you’d be surprised how many are poorly done. Some are automated, some are dashed off quickly by agents hurry to sell a prospect on listing their property, and others are just plain lazy. Given that a CMA is often the first professional contact with a potential agent, shouldn’t the job be done right?

You should always ask about an agent’s process for the CMA. Don’t feel that just because it is freely offered you can’t ask questions. Most should be quite comfortable explaining their approach. Some will rely in part on a computer-assisted process, but the best will integrate their professional experience in a nuanced way.

In our opinion, here are three things every professional CMA should include:

1. Comps as close as possible to the proposed listing. A good agent should know neighborhoods and micro-regions within those neighborhoods. They shouldn’t scoop the whole metro to pick out a price. The closest comparable properties should be a point of departure.

2. A real understanding of the relative age and style of the proposed listing. Are we talking about a charming little 1920s farm house 3-bed/2-bath, or a 60s ranch? Is this new construction? Is it new construction in a McMansion ghost town, or a nice area?

3. An emphasis on closed sales in the past 90-days, not listing prices. Let sold and closed be your guide, not rumors, “what they heard it would sell for soon,” or any other shaky, unrecorded number.

Without these three components, a CMA may be incomplete. Pro pricing paves a smoother road to a timely sale. What better way to prove your experience as an agent?

Halloween Tips - from Coastwalk Real Estate

Halloween is a lot of fun for adults and kids, but nothing ruins the ghoulish night like a trip to the emergency room or a lawsuit. Here are 11 tips to help you balance spooky and safe:

1. Survey all approaches to your home, beginning from the property line. Keep an eye out for hazards, including loose bricks/stones, or holes in the yard.

2. Resist using open flames inside or outside. Use electric light effects, glow sticks, or electric candles instead.

3. Check your smoke alarms and make sure all exits to the house are clear of clutter.

4. Before dark, check for exposed extension cords and make sure cords avoid wet areas.

5. Determine how much darkness you really want. Lighted pathways and porches are both inviting and safer for your guests.

6. Make sure children can see in their costumes! Obstructed vision from masks can keep them from noticing cars, hazards, or other excited kids.

7. Also make sure children can be seen by others. Glow sticks are fun “high visibility” items, especially when costumes are dark (also: reflective velcro bicycling bands around ankles or wrists can be a good idea).

8. Never let a child trick-or-treat alone. If they’re going out unsupervised, make sure they stay in a group.

9. Don’t let pets run loose! Halloween is a scary time for pets and they may become aggressive in protecting your home or themselves.

10. Be allergy-sensitive and skip treats with nuts or peanut butter (or offer allergen free alternatives).

11. Do a “treat check” before letting kids dive in, chucking anything questionable either for safety concerns or spoilage.

“Green” home staging - Wilmington NC Real Estate

“Green” home staging can mean a variety of things, but one emphasis is on creating a “green story” for prospective buyers.

With green home staging, companies usually try to reuse or integrate as much of the seller's original furniture as possible. In instances where new pieces are needed, green stagers will often reuse furniture from their own collection, or select pieces which are on consignment from local shops.

This can actually save a seller a fair amount of money in the staging process. A green staging company will also be sure to recycle all packaging associated with new furnishings used to stage the home.

In terms of paint and carpeting, green stagers will recommend eco-friendly replacements. One of the advantages of making green replacements is a home is the added selling point an agent can use with prospective buyers. Consider, for example, a couple looking to raise their first child in a new home. It's not hard to imagine how fresh, non-toxic, environmentally friendly paints and flooring might favorably improve their view of the listing.

In addition to cosmetic recommendations, green stagers are specialists in pointing out improvements a seller might consider to both improve the energy efficiency of the home as well as further the green story for potential buyers. Air filters, weather stripping, and programmable thermostats are just a few details green home stagers often recommend.

Kure Beach NC - Things to do in Kure Beach NC

Kure Beach North Carolina is one of the nicest communities on the Carolina Coast. Kure Beach is located about 30 minutes from Wilmington, UNCW, the ariport and downtown.
