The Community Center Square Dance scheduled for Wednesday, April 13, has been canceled.  The next square dance will take place on Wednesday, May 11 @ 7:30 pm unless otherwise noted.

ANNUAL NO CHARGE DEBRIS REMOVAL – 4/14/11

The Town of Kure Beach is offering No Charge Debris Removal on Thursday, April 14. This is a ONE-DAY special service. The town will NOT ACCEPT the following items: paints & pesticides, shingles, gas cylinders, tires, batteries, oil drums, used or mixed oil, bio-medical waste, construction debris, televisions and computers. Vegetation must be of the non-commercial type yard debris, not vegetation from lot clearing. Brush will need to be separated from all other types of debris and should not be bagged. Please have your debris in the right of way in front of your home by 7:00 am on the morning of pick up. If you have any questions about pick up, please call Public Works at 910-458-5816. State regulations ban certain items from landfills. As of January 1, 2011, televisions and computer equipment were added to the list of BANNED ITEMS.  For that reason, the Town of Kure Beach will no longer pick up these items. For further information, please check the New Hanover County Environmental Management Department webpage or call 910-798-4400.

FREE DEBRIS BAG FOR “GOING GREEN”

Kure Beach is going green, and we need your help. Our free pickup for trash and yard debris will be held on Thursday, April 14, 2011. It is very difficult for our Public Works Department to process/mulch yard debris collected in plastic bags. Ultimately, those bags end up in the county landfill. This year, we are asking residents to use the 30-gallon paper bags designed for yard debris. The Kure Beach Town Council is providing one free bag upon request, per Kure Beach property, to encourage residents to GO GREEN and NOT use plastic bags for yard debris. For more information call 458-8216 or stop by Town Hall for your free bag. If you need more bags, ACE Hardware and Island Tackle & Hardware (True Value) on Lake Park Blvd. in Carolina Beach are working with the Town by selling the bags at cost.

PUBLIC HEARING - Chapter 19 Zoning Proposed Amendment 4/19/11

Town Council has scheduled a public hearing at Town Hall on Tuesday, April 19 at 6:30 pm or soon thereafter to hear public comments on proposed amendments to Code of Ordinances, Chapter 19 (Zoning), Article III (District regulations), B1, B2, B3, B4, RB1, RA1, RA2, RA2A, RA2T, RA3, and subsection 79 (Division I Generally) regarding SIC code permitted uses and Special Use. This public hearing will be the first item of business on the regular Council meeting agenda. A copy of the proposed amendments are on file in the office of the Town Clerk for viewing. All interested persons are encouraged to attend.

PROPOSALS FOR OCEAN FRONT PARK DUE 4/26/11 @ 11:00 am

The Town of Kure Beach is accepting sealed proposals until Tuesday, April 26, 2011 by 11:00 am from contractors for furnishing the equipment, materials and construction of the Ocean Front Park. Copies of the proposal may be received by contacting Engineering Services at 919-662-7272. You may review the Request for Proposal on the Town’s website under “Town News.”

2012 TAX REVALUATION

The New Hanover County Tax Office is working on the 2012 Revaluation. Normally, tax revaluations are done every seven years, per state law. The County agreed to perform a special revaluation in 2011 as a result of the 2007 tax revaluation. You will be seeing members of their Appraisal Staff in your neighborhood and around your property. They will be properly identified and driving county vehicles. If someone knocks at your door claiming to work for the tax department and does not have a New Hanover County ID Card, call 911 immediately. If you have any questions about the Revaluation, please contact the New Hanover County Tax Department staff at 910-798-7300. The Tax Revaluation will be reflected in the 2012 tax bills.

SAVE THE DATE: KURE BEACH 4TH ANNUAL STREET FESTIVAL ON 4/30/11

Come on down for the Annual Street Festival to be held on Saturday, April 30, from 11:00 am until after dark. Please note that this year’s festival will be held at Joe Eakes Park. There’ll be some great bands and lively entertainment, delicious food, one of a kind arts & crafts for sale, a car show and activities for the kids, including two bounce castles and a huge, 18-foot inflatable slide. To top it all off, there will be fireworks on the beach after dark. So, bring your friends and family for a great time. Details are available on the Town’s website under the TOWN EVENTS tab. Commemorative t-shirts are for sale at Town Hall.

Time to Buy?

"We've been saying for months that there's never been a better time to buy a beach property in southeastern NC, and we mean it”.  Home prices and mortgage interest rates are still very low and inventories very high, which means the banks are still willing to negotiate great deals on some truly exceptional beach foreclosures and short sales here in our local beach communities. We've already seen a huge increase in interest from prospective buyers who are looking to take advantage of some of the deals available before the summer returns.

 Is our long national foreclosure nightmare ending?  The number of foreclosure notices filed in February dropped 14% compared with a month earlier and 27% compared with a year earlier, according to RealtyTrac. That was the biggest year-over-year decline the company has ever recorded.  Looking at our local inventory in New Hanover County here are some statistics on foreclosures according to Trulia.

There are currently 3,084 resale and new homes in Wilmington as well as 291 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process.  On Carolina Beach there are currently 424 resale and new homes in Carolina Beach including 48 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. There are currently 152 resale and new homes in Kure Beach including 10 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process.  Ending with Wrightsville Beach there are currently 198 resale and new homes, including 5 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process.

If you’ve ever considered owning a home on the NC coast but have been putting it off - now is definitely the time.  With the current state of the economy, now is a perfect time to buy homes, or property. Thanks to low interest rates, and the increase in foreclosures, you can score a really good deal.  Another benefit of buying foreclosures is that you could try to fix it up, and then resell it for a nice profit. Basically, it could be a great investment. For the right buyer, foreclosures are an excellent opportunity to buy a house at a lower than market-value price.   So as we move into spring and summer the time to buy here at the coast is now whether you choose a foreclosure or not this is still a buyer’s market.

2011 is going to be an exciting year for our local real estate market. During the fourth quarter of 2010, our residential market showed significant signs of improvement over year-end 2009. This is an extraordinary sign that the market is stabilizing which will offer many potential homeowners and REALTORS® reason to continue being optimistic heading into the rest of this year.  

While analyzing the growth within these six major zip codes in our region – 28403, 28405, 28409, 28411, 28412 and 28451, an average of the zip codes shows:

   • Our average sales price had an increase of 3.2% from year-end 2009.
   • Of the 2,587 sellers in 2010, 28.4% paid some sort of concession toward the purchase
   of the house.
   • Our list to sales price ratio for 2010 was 94.65%, a slight decrease from 95.12% for
   year-end 2009.
   • The average list price of the sold properties was $260,379, up 3.7% from
   year-end 2009.
   • The average number of days a property remained on the market for 2010 was 123 days,
   compared to 132 days for year-end 2009.
   • The median sold price of $195,000 for 2010 was an increase of 2.7% from
   year-end 2009.

The areas of focus in this analysis were: 

   • Sellers Concessions – The amount of money a seller of a house contributes toward
   the buyers purchase.
   • List Price – The amount of money a home is listed on the market.
   • Selling Price – The price the seller accepts for his or her house.
   • Days on Market – The number of days a house remains for sale, from the listing date to
   the date the property is placed under contract.
   • List to Sales Price Ratio – The difference between the list price and the selling price
   shown as a percentage.

• The average number of days a property remained on the market for 2010 was 135 days, compared to 142 days for year-end 2009.
• The median sold price of $166,000 for 2010 decreased 2.0% from year-end 2009.
• Sold homes in 2010 received 92.5% of the asking price, a decrease from 93.5% year-end 2009.

• The average selling price of $276,251 increased 10.5% from year-end 2009 average selling price of $250,111. The best of all the zip codes.
• 28% of sellers in 2010 paid a concession compared to 22% for year-end 2009.
• The average list price of $298,717 for 2010 increased 12.3% from year-end 2009 average list price of $265,960. The best of all the zip codes.
• The average number of days a property remained on the market for 2010 was 136 days, compared to 138 days for year-end 2009.
• The median sold price of $175,000 for 2010 decreased 2.8% from year-end 2009.
• Sold homes in 2010 received 92.4% of the asking price, a decrease from 94.0% for year-end 2009.

• The average selling price of $290,323 decreased .3% over year-end 2009 average selling price of $291,089.
• 19% of sellers in 2010 paid a concession compared to 19% in year-end 2009. The best of all the zip codes.
• The average list price of $310,292 for 2010 decreased .7% over year-end 2009 average list price of $312,455.
• The average number of days a property remained on the market for 2010 was 130 days, compared to 133 days for year-end 2009.
• The median sold price of $237,000 for 2010 increased .9% from year-end 2009.
• Sold homes in 2010 received 93.5% of the asking price, an increase from 93.1% for year-end 2009.

• The average selling price of $295,135 increased 3.4% over year-end 2009 average selling price of $285,407.
• 33% of sellers in 2010 paid a concession compared to 22.0% in year-end 2009.
• The average list price of $310,732 for 2010 increased 1.7% over the year-end 2009 average list price of $305,422.
• The average number of days a property remained on the market for 2010 was 113 days, compared to 126 days for year-end 2009. The best of all the zip codes.
• The median sold price of $223,000 for 2010 increased 3.7% from year-end 2009. The best of all the zip codes.
• Sold homes in 2010 received 94.9% of the asking price, an increase from 93.4% for year-end 2009.

• 31% of sellers in 2010 paid a concession compared to 27% in year-end 2009.

• The average number of days a property remained on the market for 2010 was 116 days, compared to 139 days for year-end 2009.
• The median sold price of $165,000 for 2010 decreased 5.7% from year-end 2009.
• Sold homes in 2010 received 95.50% of the asking price, a decrease from 95.59% for year-end 2009.

28451 Zip Code

• The average selling price of $217,300 decreased .5% over year-end 2009 average selling price of $218,553.
• 32% of sellers in 2010 paid a concession compared to 31% in year-end 2009.
• The average list price of $221,983 for 2010 decreased .3% over the year-end 2009 average list price of $222,802.
• The average number of days a property remained on the market for 2010 was 113 days, compared to 124 days for year-end 2009.
• The median sold price of $190,060 for 2010 increased 3.6% from year-end 2009.
• Sold homes in 2010 received 97.8% of the asking price, an decrease from 98.0% for year-end 2009.  The best of all the zip codes.

Summary

During 2010, we experienced a positive increase in the average sold price compared to 2009 by 3.2%. We also had an increase of 2.4% in the number of homes sold over 2009. 

Three of the zip codes we analyzed had average sold price increases from .8% to 10.5% over year-end 2009 while the other three zip codes had average sold price decreases from .3% to .9%. This is excellent progress for our local market; the three zip codes that had price decreases were all less than 1.0%. One year ago, we were looking at decreases of 9.9% to 24.2% for these different zip codes. Only two zip codes had an increase in the list to sales price ratio for the 2010 while four had a slight decrease from year-end 2009. Three zip codes had an increase in average list price from 1.7% to 12.3% over year end 2009.

Concessions offered to buyers were offered in 19% to 33% of the transactions in 2010. Our median sales price for 2010 ($195,000) reflects a gain of 2.7% from year-end 2009 ($189,900). Our overall average days on market was 123 days, a decrease of 9 days from year-end 2009. Sellers in 28451 got about 97.8% of their asking price while those in 28405 only got 92.4% of their asking price. Four zip codes had an increase in units sold over 2009.

The last two years will be looked at as the years in which our market bottomed out and started to stabilize. 2011 presents us with a housing opportunity that makes it the most affordable in generations. Sold homes in Carolina Beach and Kure Beach?

General Market Observations:

These past few weeks have seen a nice uptick in showing activity. The key ingredients to having buyers look at your home include: 1) Curb Appeal, 2) Quality Photography, 3) An accurate Home Value Assessment.  From here, the floor plan, the specific location, and interior features take over!

This week I thought it would be helpful to share a summary of several recent sales, so you can know more about the specific features and design elements that resulted in recent sales.

1012 S Fort Fisher Blvd – Sales Price $815,000 (List Price = $850,000)

One of the questions I hear most is “What if I owe more on my home than it is worth?” Here is my answer: If you enjoy living in your home and are able to make your payments, then the answer is “nothing.”  Over time the market will rebound, and between now and then you should enjoy your home and this beautiful area where we live!

 

However for homeowners who need to sell, and who owe more on their home than it is worth, a short sale can be an excellent solution. In the past, it was rare for a bank or lender to accept a short sale. Today, due to overwhelming market changes, banks have become more negotiable when it comes to these transactions.

But to be technical, here's a more official definition: A homeowner is 'short' when the amount owed on his/her property is higher than current market value. A short sale occurs when a negotiation is entered into with the homeowner's mortgage company (or companies) to accept less than the full balance of the loan at closing. A buyer closes on the property, and the property is then 'sold short' of the total value of the mortgage.                        

For homeowners to qualify for a short sale, they must fall into all of the following circumstances:

Financial Hardship – There is a situation causing you to have trouble affording your mortgage.

Monthly Income Shortfall – In other words: "You have more monthly expenses than monthly income." A lender will want to see that you cannot afford, or soon will not be able to afford, your mortgage.

Insolvency – The lender will want to see that you do not have significant liquid assets that would allow you to pay down your mortgage.

This seems simple enough, but it is a complicated process that takes the expertise of experienced professionals. Carolina Beach, NC:

In Carolina Beach, there have been 15 single family homes to have  SOLD through March 2011. The high price is over $500,000 and the average price per square foot is $171.

With regards to condos, there have been 28 condos sales this year in Carolina Beach. The high price is $427,000 on Carolina Beach Ave North. There have been 14 home sites that have SOLD (this number is up considerably from last year).

A sign of good activity…here are currently 45 homes / condos that are PENDING or under DUE DILIGENCE, and 11 home sites that are PENDING.  

Kure Beach, NC:

In Kure Beach, eight single family homes have SOLD as of 3/30/11, with a high price of $935,000. The average price per square foot is $192.

In Kure Beach this year there have been three condos to sell (all in Ocean Dunes) and five home sites. Two of these in Live Oak Village, and three in Seawatch.

For Kure Beach, the activity is increasing as well. There are currently 23 homes / condos that are PENDING or are under DUE DILIGENCE, and 2 home sites.
