There are lots of good reasons to hire a moving company. It lowers your moving day stress, saves your back, and with the right company can ensure that your goods are safe from accidental damage.

But for every sweet song of a smooth move, there are an equal number of “moving company blues” tunes out there. From a few sad notes of regret to total devastation, making a mistake when hiring a moving company can be an experience you’ll never forget.

Here are some tips to help make the right move when it comes to choosing partners for your next relocation:

1) Get in-house estimates for your move from anywhere between 2 to 4 companies. Many may say they don’t need to see your stuff to estimate the cost, but the fact is a reputable company will want to see your place first-hand.

2) Do your legal homework on the moving company. Trustworthy companies will have their Motor Carrier number and D.O.T. (Department of Transportation) license information posted online (or with their materials). Check with the BBB (Better Business Bureau) for complaints and do a little research on Yelp.com for customer reviews.

3) Don’t commit to a big deposit or other down payment. Shady operators can abscond with you money and/or hold your possessions hostage to extort “excess fuel charges” or other bogus price changes.

4) Never go with the low-ball offer. If you get three estimates within the same range and one that’s substantially lower, what does that tell you about the quote? Don’t let cheap impulses turn into expensive mistakes.

5) Get referrals from friends, co-workers, and even your H.R. department (assuming you work for a company that deals with relocations). Also... ask your real estate agent!

Marketing a home based on buyer lifestyle

Marketing a home is not like marketing a commodity, such as bottled water. While everyone needs shelter, it would be a serious oversimplification to say that’s all a home offers.

Many agents take the perspective that a home is the right home for a buyer simply because they happen to be selling it. The truth is it can be a real waste of time and effort convincing people that a home’s qualities are exactly what they’re looking for. It’s far more efficient to market the home’s qualities to the segment of buyers who have a natural lifestyle fit for the home.

Segmenting buyer lifestyle is an excellent way to optimize the budget for marketing a home. Rather than taking a shotgun approach, we like to tailor the home’s story as much as possible to the types of buyers who best represent the projected buyer for a specific listing.

Analyzing the specific qualities of the home is a natural first place to start. Is it close to an organic farmers’ market? Next to a country club with a legendary golf course? Does it have a garage fit for two BMWs, or is it a one-Prius sort of place? Has it got natural family sprawl or bachelor appeal?

We also like to talk with the sellers about what originally drew them to the home. What caught their eye? Why was it the right place at the right time? What is encouraging them to move on now?

All of this adds up to the story of a listing. This story can then inform the marketing plan for the property, staging decisions, social media, and even the way photos/videos are shot and presented online.

On Saturday, January 19th, 2013, from 10 am to 4 pm, Fort Fisher will host a 148th Anniversary Program. Civil War re-enactors will set up displays of camp life and talk with visitors about the life of the Confederate infantry and artillery troops during the January 1865 campaign. Visitors will enjoy Civil War authors, artillery demonstrations, and infantry demonstrations. A special display will be staffed by the Underwater Archaeology Branch and a new state historical roadside marker for the blockade runner Modern Greece will be dedicated at 12:30 pm. Admission is free.

Why Do People Live Here?

Seascape is one of Pleasure Islands most popular neighborhoods for condominium living. For one, outdoors people, fisherman, boaters, surfers as well as dog owners find it a perfect ocean front and ocean view location.   Proximity to Freeman Park to the north, the Pier a couple steps away, public boat access off of Florida Avenue and the popular surf spot known as Sun Skipper are huge pluses.  There is a great amenity package and great care is taken in how the buildings are kept up with an active and strong Association of Home Owners.  As this is one of the larger associations on the island, monthly HOA dues are also one of the lowest as there are more home owners to split it amongst.  So onto a description of the “ location, location, location” and Seascape itself.

Living with Dogs on the Island, Can you walk your dog on the beach?

You will run into quite a few residents walking their dogs on the streets and the beach up on the north end of the island where Seascape Condominiums is located.  It is funny how many of us get to know each other by association with our dog and sometimes, I must admit, I recall a pet’s name quicker.  I can tell you my dog is excited to run into her friends every chance she gets but keep in mind dogs are only allowed on the beach during the off season and with certain Pet Rules. What is so special about this location for fisherman and boaters?

Fishermen that are interested in using the Pier are perhaps a 2 minute walk from that location.  Surf fisherman rejoice as you can wake up to the most gorgeous ocean front views on the island and get a visual on schools of fish right from your balcony.  If you are interested in taking your boat out, the Seascape HOA is very unique in that they have some parking spots dedicated for boat parking.  This is very rare for a condominium complex.  You can trailer your boat over to Florida Avenue for boat access.  This is less than a mile away.  Surfers, you will love the Sun Skipper for surfing as this break offers opportunities for some fun surfing.  What does Freeman Park offer?

Freeman Park is so very special.  It is a very large section of beach in which you can drive your 4 x 4 vehicle and have easy access to your beach toys, snacks, food, drinks, grill, etc.  As the dog is allowed on Freeman Park at all time, bring him along.  Your vehicle is a nice place for your dog to get some shade on a warm day.  You can stay for the night also or your friends coming to visit may want to camp as that is allowed along with campfires.

What are the buildings like?

Seascape also known as Courtyard at Seascape has 5 buildings of newly painted bright beachy colors.  Presently there are 2 condos for sale in the coolest shade of green building (C) and 2 in the pale blue building (D).  There are two buildings directly on the ocean front and I can honestly say that each level has beautiful views.  The rest of the buildings are across the street from the ocean, many with ocean views. The individual units are 1 bedroom and 1.5 bath for all building other than those on the ocean front.  The oceanfront buildings have 1 bedroom units with 1 bath. 

 Is there reserved parking for the home owner? What about boat parking?

There is a large amount of common area that is grassed, treed and landscaped with flowers and bushes.  Another very unique asset to this complex is a limited amount of parking spaces reserved for boats.  Each home owner also has an option of 2 parking spots and guest passes for family and friends.  The ocean front buildings have garages which come with ownership of condos on the 1st and 2nd level.  This is also a very unique asset for condos at the beach in this price range.

Seascape Pool & Other Assets included in the HOA Dues

The Seascape pool is a scenic element of the outdoor design as well as a wonderful amenity for  home owners, family and friends.  The pool upkeep is part of the HOA dues along with exterior maintenance, master insurance which includes hazard, wind/hail and flood, cable, water and sewer.  The home owner does take care of their own electric.

Q.  What do buyers really want when looking for a house?

A.   Here are ways to tap into what every buyer wants:

  • Every buyer wants a place to call “home”.  The decision to buy is emotional, not 100% logical.  Buyers look at a “house,” but they’re really evaluating it for its potential to become their home.  Properly staging your house allows buyers to have an emotional experience – seeing their family living there.
  • Every buyer wants a bargain.  Subtly influence buyers by using such phrases as “priced to sell” or “a unique bargain at this price.” 
  • Every buyer wants to claim special discounts.  You can motivate a sale by creating a sense of urgency.  Consider using special terms that expire on a fixed date.
