As summer winds down, I thought  you’d like to see a sampling of homes that we have recently SOLD at the beach (and we have SOLD a lot!!!).

Here are some recent sales….

305 North Carolina Ave, Carolina Beach – This was a beautiful new home by Ocean Grove Cottages. It had 4 bedrooms plus a bonus room and 3.5 baths. It is located just a few blocks from the beach, and was purchased by Raleigh buyers for $ $415,000.

233 Atlantic Ave, Kure Beach – This older beach cottage is located on one of my favorite streets on the beach, Atlantic Ave! It has tons of potential. It was purchase by an investor from the Boston area for $500,000.

1009 Carolina Beach Ave South,  Carolina Beach – This was an older ocean front cottage. It needed some TLC, but had super potential as well. It is located on a quiet street, south of the Lake. It has its own private walkway to the beach. It was purchased by Pennsylvania investors / buyers for $460,000.

337 S Fort Fisher Blvd #1 – This was an ocean front duplex that was really pretty inside. It had a lot of upgrades, an elevator, a garage, and a shared walkway to the beach. It was purchased as a second home for out-of-town buyers for a price of $649,000.

749 Settlers Lane, Kure Beach – This was an older home  located in Kure Beach Village. It had 3 bedroom and 2 full baths, and SOLD to Raleigh-area buyers for $282,000. It had a nice location that boarded the buffer area, and great curb appeal.

1100 S Fort Fisher Blvd #2302, Kure Beach – This condo was tucked back in the Live Oak trees and overlooked the pool. Although it does not have any views, it was remodeled with granite and nice finishes inside. This condo SOLD to a local buyer for $207,500.

302 N 8^th St, Carolina Beach – This was a new home by SANCO Homes. It sits on a nice lot outside the flood zone, and provided 3 bedrooms , 2 full baths, and about 1,500 sq ft. This was purchased by local buyers for a price of $235,000.

510 Seahorse Place, Kure Beach – This is a home site in Seawatch. It was purchased by an international client as an investment. This lot was purchased for $190,000.

1411 S Lake Park Blvd, Carolina Beach – This was a smaller condo in Salty Hammocks. It had nice ocean views, although it was not directly on the ocean front. This condo was purchased by Raleigh-area buyers for $192,500.

NOTICE OF EMERGENCY MEETING

This is official notice that the Mayor of Kure Beach has called an emergency meeting of the Kure Beach Town Council as follows:

Date: Thursday, August 23, 2012

Time: 7:00 pm

Place: Kure Beach Town Hall Council Room

Purpose: Consideration of Resolution R12-04 requesting funding from the NCDOT for widening SR 1573 (Dow Road).

The mayor was informed today that the DOT needs this resolution to allow funds to be transferred for this project.

Widening SR 1573 (Dow Road) will include adding five feet of paving on each side and three turn lanes.

Notice was posted at Town Hall on 8/22/12 @ 4:00 pm.

KURE BEACH COMMUNITY CENTER THANKS EVERYONE THAT HELPED WITH THE ANNUAL BARBECUE

The members of the Kure Beach Community Center Committee would like to thank the many people who helped us with our annual barbecue on Saturday, August 18^th. There’s not enough room to mention all of the people, individually, who donated their time and resources to make our annual event a success, but you know who you are. PUBLIC VACCINATION CLINICS TO BE HELD AT TOWN HALL IN SEPTEMBER

The New Hanover County Health Department will hold two clinic sessions at Town Hall to offer flu (injectable and intranasal spray), pneumonia, and Tdap (tetanus, diphtheria and pertussis) vaccines. The Health Department will bill health insurance along with Medicaid and Medicare and will accept cash, check, VISA or Mastercard.

Clinic dates are Tuesday, September 25th from 8 am – 11 am and Wednesday, September 26^th from 4 pm – 7 pm.

PERMANENT MEETING TIME CHANGE NOTICE FOR THE PARKS & RECREATION ADVISORY BOARD

On Tuesday, August 14, 2012, the Parks & Recreation Advisory Board voted to permanently change its meeting time to 5:30 pm each month. The committee meets on the 2^nd Tuesday of each month. The next meeting of the board will be held at Town Hall on Tuesday, September 11, 2012 at 5:30 pm. The meetings are open to the public and all interested persons are encouraged to attend.

COMMITTEE VACANCIES – VOLUNTEERS SERIOUSLY NEEDED!!!

This is just a reminder to everyone that we’re always in need of volunteers to be on our Town committees. This is your chance, as a Kure Beach resident, to make your positive mark on the community. Currently, our Parks & Recreation Advisory Board has THREE OPENINGS. Committees with TWO OPENINGS are as follows: Beach Protection Committee, Beautification Committee and the Shoreline Access & Parking Committee. Committees still looking for ONE MORE MEMBER are as follows: KB Community Center Committee and the Stormwater & Environmental Committee. FREE SUMMER CONCERT ON FRIDAY – THE MAKO BAND

From 6:30 – 8:30 pm this Friday night, August 24^th, the beach boogie blues band “The MAKO Band” will be performing at the Fort Fisher Air Force Recreation Area to finish out the Summer Concert Series sponsored by the Town of Kure Beach. Grab your chairs or blankets and come on down for a good time. Food is available for purchase from the vendors on the concert field, or you can pack you own. Do NOT bring beverages or pets. Beverages can be purchased from the vendor at the concert.

COMPREHENSIVE GREENWAY PUBLIC WORKSHOP ON SEPTEMBER 12^TH

At Carolina Beach Town Hall on Wednesday, September 12^th from 4:00 – 7:00 pm, there will be a Public Workshop for the public to receive information and provide comment on the Draft Comprehensive Greenway plan. Community staff and project consultants will be on-hand to answer questions and gather public input. Other workshops will be held as follows: Wilmington City Council Chamber on September 11^th and Ogden Elementary School on September 13^th, both from 4:00 – 7:00 pm. NOW TAKING RESERVATIONS FOR OCTOBER 30^TH BUS TRIP TO RALEIGH

Kure Beach Town Hall is now accepting reservations for a bus trip sponsored by Kure Beach Parks & Recreation. On Tuesday, October 30^th participants will travel to Raleigh where the first stop will be the Farmer's Market Restaurant for everyone to get a bite to eat for lunch. There will also be time to shop at the Farmer's Market before heading over to the NC Museum of Art for a 2:00 pm guided tour of the special art show titled "Visual Feast: Masterpieces of Still Life from the Museum of Fine Arts, Boston." The charter bus will leave Town Hall at 8:30 am and return by approximately 6:30 pm. The total cost of $39.00 per person includes bus fare, tickets to the art show and bus driver tip.

UPDATE! COMMEMORATIVE OPPORTUNITIES ON NEW BOARDWALK AND OCEAN FRONT PARK

The first 25 orders of the Bluefish are at the vendors for engraving! The Town hopes to have them installed on the boardwalk next week. Keep those Bluefish orders coming so we can get the next group of 25 engraved and installed. It will be fun to walk on the boardwalk and read the engravings while having your ice cream.

There are no more swings available on the boardwalk. They have all been spoken for. However, we do have 4 swings in the park site available at a cost of $2,000 each. There will be ocean views from each swing.

Benches are also available for commemorative opportunities. Benches are large enough to allow for up to 4 engraved fish on one bench, so keep that in mind if you have a large family that might want to dedicate a bench to someone. Benches are $1,800.

FALL TENNIS CLASSES

More Sunday tennis classes will begin on Sunday, August 26^th and will run for 4 weeks. Weekday tennis classes are held on Monday and Tuesday, and the first fall session of Weekday Tennis lessons starts September 3^rd and 4^th. (September 3^rd is Labor Day, so the first Monday class will makeup on Wednesday Sept 5). Junior classes will once again be held in the afternoons in the fall. Weekday program taught by PTR Recreational Coach Billie Fitzsimons. All classes are on a first registered, first served basis.

When looking for homes, we often wonder how well the home has been maintained while the  previous owner lived there.

A home inspection can help determine this.

But, what can you do on your own to help?

The first thing I do is to look at the northeast side of a home...outside and inside. If there is water damage, often this is where it can occur. I also look around windows and doors to see if there is any wood rot.

"Spot" painting can be an indicator past damage has occcured.

Inside, take note of applainces...have they seen a lot of wear and tear?

Do you see rust on the HVAC or the Hot Water heater?

It also can be helpful to speak wiht neighbors, often then are eager to help find their new neighbor!

Just becuase a home has been lived-in, does not mean its not a great buy.

Even new homes these days (and we sell a lot of them) have issues. After all...threy are houses, and things happen.

If you do your homework, ad hire an inspector...you can be assured your home will not be a lemon.

Problems happen, but so long as you (or the previous owner) addreses these problems when they occur...then everything should be just fine.
